Skylights get blamed for every stain near the opening, but the leak may start above the skylight, at a side flashing detail, or from condensation inside the shaft. A useful repair starts by proving the source.

Why skylight repairs fail
Many failed repairs are surface patches. Sealant may slow water briefly, but it usually does not correct step flashing, apron flashing, underlayment, or shingle integration around the opening.
Repair or replace
A newer skylight with a flashing issue may be repairable. An older skylight with failed seals, brittle surrounding shingles, and repeated leaks may be a better candidate for replacement, especially during a roof replacement.
